Dog Training & Grooming Facility — Full Tear-Out & Polyurea Flake Floor

This Plano, TX dog training and grooming facility had a floor system that was failing in two layers at once. At some point in the building's history, someone had poured roughly an inch and a half of concrete overlay on top of the original tile floor, then coated that overlay with a low-grade epoxy — essentially a paint, applied with no mechanical prep underneath.

By the time we got there, the epoxy was chipping and peeling in sheets across the kennel and grooming areas, and the overlay itself was breaking up underneath. With dogs constantly on the floor, debris from a failing coating is a real safety problem — paint chips and concrete fragments end up in paws, in food bowls, and in mouths.

The other issue was hygiene. A broken, porous floor in a dog facility absorbs everything: urine, feces, cleaning chemicals, hair, dander. Once it's in there, no amount of mopping pulls it back out. The space already had a floor drain — exactly what you want in a kennel — but the floor itself couldn't be cleaned the way the room was designed to be cleaned.

We did a full tear-out, not a recoat. The failing epoxy and the entire 1.5" concrete overlay were removed across the space, then we chipping-hammered out all of the original tile underneath until we were down to the original structural slab.

From there we ground the exposed slab to a clean profile and addressed every crack, divot, and bond-line transition with polyurea repair material. Once the substrate was sound, flat, and properly profiled, we installed our high-performance system: a polyurea base coat for deep penetration and aggressive bond into the concrete, a full broadcast of polymer color flake into the wet base for texture and visual depth, and a polyaspartic topcoat to lock everything in.

Polyaspartic is the right topcoat for an animal facility. It cures fast (so the room comes back online quickly), it's chemically resistant to urine, vomit, kennel disinfectants, and bleach-based cleaners, it doesn't yellow under UV, and the broadcast flake gives the surface natural slip resistance even when it's wet.

The facility now has one continuous, fully bonded floor system from wall to wall — no tile underneath, no failing overlay in between, no chipping paint on top. The surface is non-porous, so spills and accidents stay on the surface where they belong instead of soaking in.

Because the room has a floor drain, the staff can do exactly what the space was designed for: at the end of the night, hose the floor down, push everything to the drain, and walk out with a sanitary, fully-cleaned room. No mop bucket pushing contaminated water around. No deep-set odors building up in cracked grout lines. The floor cleans the way a kennel should clean.

This is the right system for any animal-facing business — boarding, grooming, training, daycare, veterinary — where the floor takes constant biological load and has to be wash-down clean every single day. If you're operating on a coating that's already failing, the longer it goes the more substrate damage you accumulate underneath, and the bigger the eventual fix gets.
