Children's Swim School — Removing Mold-Trapping VCT, Installing a Sanitary Flake Floor

We're the flooring partner for a national children's swim school brand and have completed the floor system at six of their locations to date. Every one of those locations was built or remodeled with VCT (vinyl composition tile) on the floor — a tile system that is fundamentally the wrong product for a building full of pools, wet feet, and constant mop water.

VCT goes down in individual squares with seams between every tile. In a swim school, water tracks off of children, lane decks, and cleaning crews onto that floor every hour the building is open. Over time — in some of these locations, more than ten years — that water finds its way through the seams, under the tile, and into the adhesive layer where it has nowhere to evaporate.

What that creates is exactly what you'd expect: a hidden, sealed, warm, wet environment growing mold and bacteria directly beneath the floor children are walking on barefoot. In every single location we've torn into, when the tile came up there was active mold growth and bacterial contamination on the slab and in the residual adhesive. There is no surface cleaning protocol that fixes this — the contamination is physically underneath a floor that can't be lifted without destroying it.

On top of the health concern, the surface itself is a liability problem. VCT gets slick the moment it's wet, and a swim school is wet by definition. Slip-and-fall risk with small children in swimsuits is not a risk the operator should be carrying.

Our process at every location is the same and it starts with full removal. We pull up 100% of the existing VCT tile across the affected areas, then mechanically scrape and grind off all of the residual adhesive down to clean concrete.

Once we can see the slab, we methodically clean and grind out every area of mold, bacteria, and biological residue that has been trapped under the floor — in some cases, more than a decade of buildup. The slab is profiled, cleaned, and treated until what remains is sound, sanitary concrete ready to bond to a real floor system.

From there we install our high-performance system: a polyurea base coat for deep penetration and an aggressive bond into the prepped slab, a custom-blended ombre and color flake broadcast designed to coordinate with each location's brand colors, and a polyaspartic topcoat. Critically, the topcoat is loaded with a heavy dose of grip additive — significantly more than a standard residential garage build — because every square foot of this floor is a wet zone with small children on it. Slip resistance isn't a nice-to-have here; it's the whole reason the topcoat exists.

The finished system is a single, seamless, fully bonded floor with no seams, no grout lines, no tile edges, and no pathway for water to get underneath. It cleans the way a swim school needs to clean — wet mop, hose-down, or auto-scrub — and stays sanitary because there is nowhere for moisture to hide.

Each location now has a continuous, non-porous, slip-resistant floor that handles the actual conditions of a children's swim school: constant water, bare feet, kids running, daily disinfection, and zero tolerance for hidden contamination. The mold and bacteria that had been growing under the old VCT for years is gone, and there is no mechanism for it to come back.

Operationally, the floors clean faster, look better in photos and parent tours, and remove a significant liability exposure from the business. Visually, the custom ombre flake gives each lobby and deck a finished, branded look that VCT could never deliver — closer to a designed retail space than a utility floor.
