Coated parking garage deck with traffic striping

Parking Structures Flooring

Traffic coatings that waterproof parking decks, resist tire wear and keep the garage open while the work gets done.

What Does a Parking Garage Coating Do?

A parking deck coating is a waterproof layer, not just paint. Water and road salts that get into the concrete rust the steel inside, which leads to spalls, leaks and expensive structural repairs. A good traffic coating seals the deck and stands up to turning tires.

We map the deck into standard and heavy-wear areas, repair cracks and joints first, then install the coating and new striping. Work is phased level by level, with night and weekend crews, so the garage stays open.

What We Install

Parking decks

Vehicular traffic coatings that seal the slab against water and resist everyday tire wear.

Ramps and turns

A heavier build where tires turn, brake and wear the deck fastest.

Fast-return areas

Fast-curing coatings for entrances and spaces that need to reopen quickly.

Stairs and plazas

Pedestrian deck coatings with a slip-resistant texture.

Cracks and joints

Crack repair and joint sealing done before coating so leaks do not come back.

Striping and wayfinding

FAQ

Parking Structures Flooring Questions

Do we need a coating or just new striping?

If the deck leaks, shows cracks or has worn through to bare concrete in the drive lanes, a coating will protect the structure far better than striping alone. We can tell you which you need on the site walk.

Can the garage stay open?

Yes. We work level by level or section by section, coordinate signage and traffic routes with your team, and use night and weekend crews so parkers always have somewhere to go.

Will a coating fix structural damage?

No. Structural problems need to be evaluated and repaired first. We flag what we see and coordinate repairs before coating, so the new coating protects sound concrete instead of hiding a problem.

What drives the cost of a garage coating?

Deck area, how much is heavy-wear versus standard, crack and joint repairs, striping, and the number of phases needed to keep the garage open. Send us your plans for a full bid within 24 hours, or request a site walk within 1 to 3 business days.
